I agree with Oliver.

However, if you would like to limit yourself only to the choice of EC or a private property in the area, my own opinion is that ECs are a more secure choice if you are of a risk adverse person. EC being new from govt, grants available and of a lower quantum, it will be of a lesser financial burden. However, if you ask me, do consider punggol. In my opinion, it might have a better potential.
