Is it worth buying a cluster semi- d at japan lim tai see (off sixth ave) for just 800 plus psf? Brand new. Seems cheap in that area. New launches are around 1000 psf.

Indeed, it sounds relatively cheap based on the homework you have done on the new launches, provided that the project that you are looking at is also relatively new.
