Hi.

My opinion is generally the cooling measures are not going to impact the current market sentiment much for genuine homeowners who are purchasing for owner occupation. Hence if your unit is an unit with good attributes the demand will still be there, since the immediate supply issues will not resolved with the policy meassures.

1) When you are planning a property for need, it is the timing of when you wanted to do it.
2) When you sell high, you buy high. When you sell low, you buy low. Thus the impact of whether the market is going up or not has a minimum effect.
3) You should focus on where you intend to stay for your semi-retirement and what is your type of 3-rm flat you are looking for.
4) The newer 3-rm flat where connectivity and amenities are good commands for a high price, and sometimes can be even on par or higher than 4-rm flat. I saw some 3-rm flat transacted at $450k in Punggol.
5) This is the average price for a 4-rm flat in most of the area.
6) So your budget is also crucial in your consideration.
