Hi Mr Peh!

As with penthouse units, ground floor units too are tailored to a specific group of buyers.

I have some clients who love ground floor units and don't want anything else, whereas there are some who will never consider ground floor.

In my opinion, it really depends on whether you are purchasing for own stay or investment, as well as the price you secure the unit at. If you get a good price and at a development with good potential, I will say go for it!

So far all the ground floor units I have dealt with have been very easy to rent out as there is always demand for ground floor units, but low supply. This is the same for sales. If you purchase in a development or location with lower supply of ground floor units, it will be even easier to sell in the future.

If it is purely for investment, I would suggest that you get a normal unit because the potential pool of buyers and tenants for a patio unit is comparatively smaller. I always tell my clients, for patio units, its either you love it or you hate it depending on your lifestyle.

Ground floor units has their own draws, and there will definitely be buyers who are only looking at ground floor units.

However, if you're looking to purchase it as an investment property, I will not suggest you go for a ground floor unit, unless the price is deemed to be very attractive.
