Is cluster landed property a better form of investment in terms of rental yield and popularity as compared to standalone landed property? Currently I have 2 condos and am considering investing in a landed property for a change as I believe is better in terms of better capital appreciation in the long-run?

Landed homes have much weaker rental return and lower liquidity due to their bigger quantums, but you are right that they have better capital appreciation in the long run, therefore if you are intending to go for the long game, it should be the type you should look into. Indeed, cluster landed tend to attract more tenants, however, the maintenance costs is something you should really look into as most projects have hefty maintenance costs especially for the older projects, when things start to breakdown and etc.

Dear Sir/Mdm,

In my opinion, a freehold landed property is a better investment option as compared to a cluster house in terms of capital appreciation. However, in terms of rental yields, a landed property has much lower rental yields as compared to non landed residential properties, commercial and industrial properties.

Therefore, as a longer term strategy, it will be ideal if you can use the landed property for own stay while you wait for the capital appreciation.

Hi,

In terms of rental yield and popularity, I would say a cluster landed would enjoy slightly better rental returns when compared to a standalone landed property.

However, both cluster house and landed rental yield would likely be lower than condo.

If you are keen to purchase a landed for future capital appreciation, I would suggest you to use it for your own stay, while you rent out your condos for higher yield.

This way, you minimize the wear and tear of your landed property by the Tenants as well, as I believe as an owner, you will take better care of your house than the Tenant.

As all the agents have mentioned, rental yield for landed is the lowest but it is offset by possibly highest capital gains . In rare circumstances , freehold condo or freehold cluster house capital gains can match or even surpassed landed property if there is a enbloc sale , notably landed property has the lowest enbloc potential though not impossible . Landed property can be enbloc but extremely difficult because 100 per cent consensus among a stretch of landed house owners is required .
