Why only the few districts? Bear in mind that although there's enbloc potential, developers will not break the bank just to enbloc the project. Instead, if you are looking for potential enbloc developments, any projects should fit your bill if you have done your fair bit of research.
In addition, it'll also greatly depends on your intended budget. As most owners will know if their project has enbloc potential or not, the prices they are looking for could also be determined by this factor.
