Hi,

Yes, you are eligible to purchase EC that is beyond 5 years when the first owners served their MOP. This EC will be treated the same as private condo.

Take note that if buying as a PR, you will be liable for a 5% ABSD, on top of the normal stamp duty (estimated 3%).
