If I own a pte property and wish to downgrade to HDB flat, must I wait for 30 months to buy a BTO/resale flat? I read somewhere saying that I can buy a resale HDB flat first, then sell the pte property away within 6 months. Isn't that contradicting? Please clarify.

Hi,

For HDB resale purchase from open market, you need not wait out 30 months before purchase, just that you need to sell off all your private property and overseas property within 6 months after key collection to resale HDB.

For BTO, yes you need to wait out 30 months after selling the private property before you can apply the BTO. The difference in treatment is because HDB wishes to set aside subsidized housing for their appropriate target groups.

Dear Sir/Mdm,

The 30 months waiting period is ONLY applicable if you are buying a BTO flat. However, for resale flat, there is no waiting period, ie you can purchase a resale HDB before or after you sold off your private property.

However, if you purchase a resale HDB before you sold off your private property, you will need to sell off the private property within 6 months from the key collection of the resale HDB.

In my opinion, it is better to do the sell and buying concurrently. I would not recommend buying a resale HDB first as you will be limiting yourself to the 6 months timeline to sell and may be forced to lower your asking price due to time constraint.

Good day sir / madam.

You are correct , can buy resale hdb and sell your condo latest within 6months AFTER collecting key to your resale hdb .

As for BTO , You have to wait 30months after selling your condo , to ballot for BTO and possibly add another couple of years for construction time .

Reason why BTO is administratively more troublesome could possibly because it is brand new and much cheaper than resale hdb .
