If a condo listing has a 1 year lease, is there any way or clause I can include to protect myself as a tenant in the TA? In the event that the landlord is hard to work with or the place is not suitable halfway through my lease.

Yes of course, there are MANY ways tenants can protect themselves.

Actually, that is exactly why we encourage tenants to engage professional support from agents like myself, instead of trying to deal direct with landlords and landlord agents who specifically draft contracts against the tenant's interest.

Personally, there are about 7 different specific safeguards and contract clauses that I put in place for all my tenant clients across multiple phases, from the viewing stage to contract negotiations to handover to the actual tenancy period, and of course post-lease handing back of the unit.

As a tenant, you can always make offer with conditions for premature termination of lease. If landlord is not agreeable with that, then there is no deal.

It is usually not easy to negotiate for such clauses especially for high demand developments but not impossible.

For private condo leases in Singapore, the standard minimum lease term is 1 year, and tenants are usually expected to fulfil it. That said, there are a few clauses you can negotiate into the Tenancy Agreement (TA) before signing:
• Diplomatic Clause: Common for 2-year leases, but you can try to include it for a 1-year lease. It lets you terminate early (typically after 6 months) if you need to leave Singapore for work or personal reasons.
• Early Termination Clause: You can negotiate for an option to terminate the lease by giving, say, 2 months’ notice after 6 months. The landlord might only agree if you’re willing to help find a replacement tenant or forfeit part of the deposit.
• Repair & Maintenance Clause: Clarify who bears responsibility for repairs (e.g. tenant covers first $150 per repair, landlord covers the rest). This helps avoid disputes with a difficult landlord.
• Fit-for-Habitation Clause: You can include wording that if the unit becomes uninhabitable due to issues not caused by you (major leaks, infestations, etc.), you have grounds to terminate or get rent reduced until it’s fixed.

If the landlord is rigid, your best protection is to make sure all promises (furnishing, repairs, cleaning, etc.) are written clearly into the TA before you sign. Read More
