Hi, may I seek some advice on how to handle this situation? My tenant often leaves the ceiling fan switched on when she leaves the house for work in the morning. I can even feel the wind coming through the door gap. As stated in the tenancy agreement, all electrical appliances should be switched off before leaving the house. I’m concerned about safety, especially the risk of overheating or fire since I won’t be at home the whole day. Appreciate any advice on how best to address this. Thank you.

a) Modern ceiling fans use DC motors, which significantly reduce the risk of fire, and they typically cost around $5 to $7 in electricity each month if they're running all the time.
b) Is the room well-ventilated and inviting? Or is the tenant drying their clothes indoors due to limited space to hang laundry in the kitchen?
c) Have you ever reached out to your tenant to share your thoughts?

Keep in mind that the guideline regarding turning off appliances when not in use primarily applies to non-essential devices. Ventilation fans, however, are considered essential based on how they are utilized.

So, it’s important to communicate and understand the reasoning behind these issues. Perhaps consider solutions like installing a WiFi smart switch for the fan.

Open communication is important especially living under 1 roof. Try speaking to your tenant first before you take any form of escalation to quote the tenancy agreement clauses. Sound off your concern to the tenant and let her understand why. Ask her if she minds if you enter her room to turn off the fan if she ever forgets again.
