I would like to sell my 4rm flat in AMK Ave 1. Checking if selling at 380K + COV 20K or selling at 405K without COV is more worthwile? Will the actual transacted selling price needs to be on paper? or can i just indicate selling at valuation price 380K on paper? Will stamp duty, legal fees or any taxing be on the final transaction price or valuation price? Many Thanks

Evening,

The current valuation price for unit in your area should range from $375k to $430k, depending on your housing size. Selling at $405k nett may result in you selling your unit at an undesirable price, in the aspect of a seller.
The actual selling price have to be indicated on the Option to Purchase. For sales, seller only need to pay legal fee, will is payable by cash, and calculated against the selling price.

Hi PongS,

The final transacted price for both scenarios are the same therefore it does not make any difference to you at the end since COV is paid to HDB by the buyer, which in turns calculates the final cash proceeds to be issued to you on completion. The up front amount at option to purchase stage is still $1k + $4k maximum under HDB regulations.

The other fees involved will also be based on the final selling price.

Hi PongS,

With regards to your queries pertaining to the valuation and selling price, there are a few things that you need to know.

For the HDB valuation of a flat, it's main purpose is to facilitate a buyer to take loan from HDB or banks.

As for the selling price, it is usually the seller's discretion. However, to make you property marketable; the asking price shouldn't be too far off the market prices.

Once you have agreed the selling price with the buyer, it has to be refected dollar to dollar, cent to cent in the OTP as it is stipulated in the OTP that there should not be any false declaration.

As a seller, there is no stamp duty to pay for except the legal fee and admin fee.

Firstly, whatever transacted amount have to be declared officially.
Currently in AMK area, COV is at least $35K on a average for 4 room flat. Many factors will determine if you can get a higher price.
