I would like to sell my 1BR (463 sq unit) Mid Floor (Level 8) at Blk 49 of Riverfront Residences under sub-sale. However these are my concerns:
1) With the current increasing mortgage interest rates and inflation with the uncertainly of recession in Singapore, can I still make a profit? Bearing in mind, mine is only 1 BR unit and not a premium stack.
2) ) I am thinking of waiting till TOP (projected 2H 2023) when the unit is ready to sell off since there is a physical property available. However some feedback I got is with the uncertainly of recession in Singapore in the coming months, buyers may hold off purchase and I may not be able to sell off my unit easily.

There had been many successful subsale transactions of the same unit size as your since May. So your concerns of no buyers can be rest assured, there will definitely be buyers.

1) In terms of making a profit I will have to understand your entry price, payments made and your desired selling price.

2) If you are able to hold on to the property and continue to pay the mortgage, that will be better. You may get better capital appreciation.
However, if mortgage payment is of concern, then letting go of the property with profit now will be better.

For riverfront 1 bedroom unit, the quantum is still affordable and therefore there should be quite decent demand. I would suggest selling it near TOP or after TOP to fetch a better price as there are some buyers who wish to buy for own stay or to rent out immediately.

Why are you looking to sell this unit? If at the end of the day, it is not by choice that you have to sell, whether selling now or later is unlikely going to make a huge difference. As long as the price on offer is not up to the mark and you have no obligations to sell, you can always list the property for sale now while waiting out for TOP, since there is no physical viewings for the apartment during this stage of time, you do not have any loss in putting up the listing now. Unless you are expecting to adjust the price upwards after TOP, then it will probably be helpful to work out the numbers before deciding.

1. Current property price index for 2022, generally all were a positive increment
With all these news of interest rate going up, inflation and whether there is any possibility of recession
but on the ground itself at the moment we are still seeing a very positive outlook.

2. For Riverfront Residences, there is quite a number of subsale transacted so I think there won't be an issue to sell if the price is right
On the profit, it will be depend of stamp duty paid, loan etc
Looking at the quantum looks like 1 year difference won't make significant difference
I can advise the current market price and maybe you can decide if it is worth it to sell now?

3. I believe you have intention to sell because you have a certain objective
May I know what is your plan after selling so I can advise accordingly
