It depends on whether any renovation was done for your unit.

Just last month, a 3 bedroom unit was transacted for ~$910k. The owner is my friend. It is a mid floor unit, at blk 39A, unit also facing AYE. He did some renovation on his unit before selling. You can take that as a gauge.

Appreciate you can let me have more details of your unit. With that, i will be able to get the indicative valuation from bank.

Dear Winnie,

Currently there are approximately 5units of 3bedders for sale in the market. General marketing prices are in range of $730psf to $750psf.

Past transacted prices are as below for 3bedders.
Blk 39A #07 @ $679psf
Blk 39D #10 @ $729psf
Blk 39F #02 @ $686psf

Can I suggest us to start marketing at $750psf and perhaps a reasonable let go price shall be of range $700psf-$710psf.

Perhaps if yourself is comfortable, we can meet up for a more detailed discussion and also with the bank's indication, we can reach the best decision.
