Let me share with you data on Singapore's property market then from there, you can gauge whether is it a good time to invest in property right now.

Foreigner are eligible to purchase private property like condo, apartments, cluster housing in approved condo developments and houses in sentosa.

If you are working, you are eligible for max 80% bank loan. Therefore your downpayment is 20%.

Do take note that foreigners are subject to 15% additional buyer's stamp duty on top of buyer's stamp duty.

Therefore you have to have at least 38% of purchase price ready.

For instance, $380k for a $1m property.

May I know how much funds do you intend to use for this purchase?

Hi Sir,

For residential properties, you will be liable for a 15% Additional Buyer Stamp Duty on top of the normal stamp duty of about 3%. You will be paying about 18% worth of stamp duty when purchasing a residential unit. Residential properties are also in a state of oversupply as rental are weak with new supplies coming into the market over the next few years.

This is the main reason why investors like yourself are turning their attention to commercial properties instead. Please feel free to contact me so that I can share with you a commercial gem in East Coast area which is freehold and 2 mins walk to MRT. Rental yields are projected to be in the region of 5%.

This will be a good investment option as compared to residential investment where yield are often in the region of 2% with limited upside potential!
