I want to know what is the legal charges, and agent fee for a property to be inherited to my child. Will the charges be the same as normal sale transaction? Will the property be still under my name? or her name? Currently I am not in Singapore, so please email me any advice. Thank you.

No, you will not be the legal owner of the property since you transfer the property to your child under trust. The property will be fully paid for such cases. Full ownership will be under your child at the age of 21.

This means that if you fall out with your children, you could be evicted.

Equally, you could be forced out if your children decide they want to rent or sell the property – or live there themselves. You will have no control over this, and your children will be able to make a decision without seeking your permission. Be it selling and obtain the fund solely on it own.

Legal fee will be additional of est $2K since trust need to created for your child under 21 as a separate doc.

Hi Mdm,

I believe you're asking for the fees involved if you were to draft a Will and will it to your child?

For inheritance, there is no agent fees nor stamp duties involved. Only legal fees involved.

Upon your passing, your appointed lawyer will act on your wishes stated in your Will, and distribute your assets accordingly.

If your child is below the age of 21, you might need to appoint an executor, or someone above the aged 21, to "hold" the property under Trust.

Stamp duty payable for transfer of ownership , stamp duty not payable in the case of inherit or will for singaporean .

Transfer is current or now , will or inherit is future after death .

Transfer means your child become owner , will or inherit means your child become owner in future after .................you are still the owner although you have make a will .
