Contractually, landlord has the right to ask for the remaining rent if there's no pre-term clause in the tenancy agreement, unless you could find a new tenant to replace. But some times if you could discuss with your agent earlier, maybe she/he can help you negotiate a term with landlord to solve this issue amicably.

    While I understand your point, can the landlord demand for the balance rent now that I have moved out and handed over the premises more than a month ago. Shouldn't all this have been discussed before or on the handing over date?
