TDSR is MAS's guidelines, and all banks will have to adhere to this framework.

A difference in loan amount could be due to the perceived income submitted to the bank for assessment. Or it could be the Mortgagee's age too.

Hi,

1) TDSR is a standard guideline provided by MAS, and all financial institutes should follow strictly to it.
2) However it is the risk factor that is different in each different bank. There is still some adjustment possible for each bank.
3) In general the amount should be about the same, but some bank is able to take higher risk and thus willing to offer a higher amount.
4) The above is based on the assumption of the document submitted is exactly the same.
5) This is why although we know how to calculate the loan amount based on your situation but unable to commit it.

    Indeed same docs were submitted to various banks for IPA and loan offer. It was rather surprising particularly 2 local banks had vast varying loan offers. I would like to caution buyers to get proper and accurate IPA prior to committing. You could be strapped to go with the bank that offers you a higher loan with a higher interest rate. Agents can advise bank rates n calculate estimated loan amount but the bank ultimately decides how much they want to offer. You could be thrown under the bus if you don’t check and confirm carefully before signing OTP. :)
