Hi,

Yes its possible if your MOP of 5 years is met. However, do note 7% ABSD applies and only max 50% loan for 2nd property purchase. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Yes it is possible if you are working and is able to obtain a loan. In fact, it is wiser for you to purchase it alone as the Additional Buyer Stamp Duty will be lower at 7%.

Issues to take note when buying a 2nd property including planning your cash flow carefully taking into account the additional buyer stamp duty as well as working out the loan amount that you will be eligible for.

Afternoon Yee Leng,

Once the MOP have been fulfilled, you will be eligible to purchase your second property. ABSD of 7% will be payable, on top of the standard stamp duty. You will only be eligible for maximum of 50% and you will also be required o fulfill the CPF minimum sum requirement.

Good morning Yee Leng,

Do take note of these restrictions if you intend to purchase a second residential property.

1) set aside basic retirement sum of $83k in your CPF OA+SA first before you can utilise the excess in your OA on this second property if you have used CPF OA funds in current property

2) max loan 50% if you have existing housing loan

3) subject to additional buyer's stamp duty of 7% as SC
