Hi,

It depends on the zoning of the land as indicated in the URA Master Plan. If its zoned for non-landed residential, it could be possible to do so. May I know which development you are referring to so to confirm for you?

Hi Sir/Mdm,

We will have to take a look at the masterplan to see the land zoning of the land your house is sitting on. If it is zoned for landed properties, it will be hard for a collective sale and the new development will need to be a landed property also.

Not all private residential estates can go for enbloc, as it will depend on who is the primary land owner for the plot of land that the houses are sitting on. For example, if you take a look at the estate near Simpang Bedok, the units there have less than 20 years left on their tenure. As far as I am aware, I have not heard of leasehold landed estate successfully being enbloc. Only those freehold landed homes sitting in mixed private residential zoning are able to "benefit" from the enbloc fever where developers can purchase a handful of them together to redevelop into strata apartments, therefore do not hold out high hopes for enbloc in your case. I will highly recommend you to look into capitalising no the development plans and sell now instead of holding further.

1) There are many factors involved to determine whether there is any profit potential to en-bloc an area.
2) First of all if your property is in a landed zone and not open to non-landed residential development then the potential of en-bloc and resale will be slimmer.
3) Thus you have to first check which zone your property is in.
