Not all private residential estates can go for enbloc, as it will depend on who is the primary land owner for the plot of land that the houses are sitting on. For example, if you take a look at the estate near Simpang Bedok, the units there have less than 20 years left on their tenure. As far as I am aware, I have not heard of leasehold landed estate successfully being enbloc. Only those freehold landed homes sitting in mixed private residential zoning are able to "benefit" from the enbloc fever where developers can purchase a handful of them together to redevelop into strata apartments, therefore do not hold out high hopes for enbloc in your case. I will highly recommend you to look into capitalising no the development plans and sell now instead of holding further.
