I know location, view and land tenure matter a lot in term of the strength of a property price.
A 99 years old property will likely be priced below a freehold property in the same vicinity.
In Yishun/Sembawang area, the pricing looks disjointed. Estaury condo is probably going for average $900-$1000 psf and above at the re-sale market now while Northwood, which is close by and is a brand new freehold development, is going for only average $734 psf presently.
Additionally, two large 99 years old land plot have been called for tender by the government and Yishun would be flushed with oversupply of 99 years old condominium several years down the road while freehold condominium is limited in supply (Northwood, Seletaris and Sensoria as I can remember) in Yishun/Sembawang area.
As a property investor and owner, does it make more sense to me to buy a freehold condominium as compared to 99 years old one in Yishun/Sembawang area? If so, why is demand for freehold condominium weak given the low transacted price presently in Yishun/Sembawang?
Will the price of freehold condonimium outstrip Estuary Condo one day in Yishun/Sembawang area?
Am I missing something?
