i inherited my parents 3 room HDB, fully paid for, and would like to sell it off, what are the procedures i must do and what must i take note of? eg money to be paid off etc before knowing the balance amount of money left. do i need to return the cpf? thanks.

Good morning Sir/ Mdm,

I am sorry for your loss.

Just wondering are you the executor of their will or administrator for their assets or you are the owner of the house?

Executor - needs to have grant of probate
Adminstrator - needs to have letter of administration

You mentioned the unit is fully paid and as your parents are deceased, their CPF accounts will have been closed so there wont be any refunded CPF. The proceeds will all be in cash.

Expenses usually for sale will be agent's commission and legal fees.

Good morning,

Sorry to hear about your loss, I hope you are managing well.

In such a scenario, the one who can decide the sale will be the executor or administrator or co-owner of the house.

Executor - you inherited via will , and have the grant of probate
Administrator - you have the letters of administration, and can act for the estate matters of the deceased

As the house is fully paid, the CPF accounts would have been closed and there will not be any cpf to be refunded required. All the sale proceeds will be in cash. The fees required will be legal fees and agent success fee for the sale.

Sorry about your loss. I have assisted many clients who are in the same situation as yourself and will be happy to provide you with some clarifications:

Since the house is fully paid off, there wont be any outstanding loan to be repaid. The CPF used + Interests on the house to date will come back to you in the form of sale proceeds in cash as well. Once we determine the market valuation, we will be able to estimate the selling price and calculate how much you can get back in cash. As for the costs, it will be the conveyancing fees and the agent commission.

If there is a will, then you can apply for the grant of probate. If not, then you may apply for a letter of administration before you can put up the property for sale.

Sorry for your loss. May I know if the property has already been transferred under your ownership in this case? Given the passing of your parents, any sales proceeds will need not be refunded to their CPF accounts given that these accounts should have already closed. If property is currently tenanted, it will be good to work with tenant on the schedule of sale and plan out accordingly. The remaining administrative process for sale are similar to that of a normal resale, therefore it will depends on whether you are already the legal owner of this property, or are you the executor or administrator of the property, where you will either have the grant of probate or letter of administration.

Hi,

1) If you had the legal title of the HDB flat, you should be able to register an intent to sell on the HDB web.
2) Next is to engage a property salesperson to market the flat.
3) You will only need to pay the administration fee to the HDB to process the transaction, commission to the salesperson, and legal fees.
4) All sales proceed will be in cash. No returning of any funds to the CPF since your parents' account should be closed by now unless you have not informed the CPF board to close.
