I have rented my condo to a company with the contract stating only 2 authorized occupants allow. However, when I went up to view the premise, I saw that there were 4 occupants instead of 2. This is clearly a breach of the "No unauthorized occupants" clause stated in the contract. Can I know if I have the right to terminate the contract and what are the remedies available. Thank you.

Hi, yes it is clearly a breach of terms as per stated in the TA. May I suggest that you find out more from the company in charge as to why there are 4 persons in the unit.

Company lease always tenants not fixed and as long as the unit not exceed the allowed occupants of 8 pax for 3 bedder.

You better consult the company directly if u still unhappy. Company lease always start with 1 or 2 tenants profile submitted then later add on to the max of occupants allowed for the property.

If it is stated clearly in the tenancy agreement that maximum 2 occupiers are allowed, then it is definitely a breach of tenancy agreement and you may take legal actions to evict the tenant properly.

The key question will be how do you confirm that there are 4 occupiers? Could these occupiers be visitors to the unit?
