I have a few questions with regard to my tenancy renewal. I have been in an unit for 2 years. I intend to renew my contract for one more year

1) The owner has a two month deposit. Shall I insist in return of one month deposit?

2) Could I have the diplomatic clause stated in the tenancy agreement?

3) Minor repair cost: Last time the minor repair agreement was 200 $ for a 2 year lease. I am thinking this is too high. Should I mention to the owner's agent to reduce the minor repair cost to 100$?

What other clauses would be worth mentioning in the tenancy agreement to protect the tenancy agreement from not being skewed towards the landlord? Thanks.

Dear tenant,

Check with the salesperson who have assisted you in the initial rental agreement. He or she will be in the best position to advise further.
