I refer to both your posts and here's my recommendation:

Assume you take up a 30% loan over 10 years. The monthly instalment towards the mortgage loan will be able to be covered the monthly instalment.

The loan amount of $270K will be fully paid by the tenant by the end of the 10-year tenure. It's like a savings plan which you deposit $630K and get $270K (42.8%) in 10 years time. Beyond 10 years, you will enjoy a passive income of $2,600 or more per month.

As for the location, I have a few in mind that meets your criteria and you should be pleased to know that some of them won't even cost you $800K.
