Dear Patrick, In a resale market, it is always a case of willing seller and willing buyer basis. There is no stopping you on expecting high COVs, rather what would a buyer be willing to pay for in terms of COV. Despite the slow market in resale HDB, we did see a case of $250k COV clocked for a Bishan unit thus, nothing is impossible. More importantly as a seller, you need to determine why are you selling and what are you going to do with the sale. If you have no clear plans and it does not benefit you to sell, then you should not sell. Rental in the location is likely excellent, especially for overseas trainee doctors who are attached to Singapore General Hospital. You could probably be looking at prices at $3k on a minimum depending on unit's condition and furnishing options. Do let me know how I may assist you further. Afternoon Patrick, Units within your project is a rare gem that many will be looking into, if their financial ability permits. Similar the Premier at Tampines, the first DBSS that's available for resale, the seller can provide their asking price. Willing buyers will take the bait. As for maximum COV caps, it would be dependent on your property prospected worth against the market demand. There's no set value on COV asking.
