I personally don't see any requirement to pay any form of commission in the scenario you have presented, if you have found the tenant to replace you and if you are able to carry out the novation documentations all on your own and does not include the agent. Should you require the involvement of the agent to carry out the novation, then it is up to you and the agent to come up with an agreement for the service fees involved. I do not see this as a double commission on the same agreement, since it is a case of novation.
