I currently have approximately $1.5 million to invest into a property.

My intention is to either pay outright or to take a mortgage of no more than $3 million. With this property, I only intend to rent it out with no intention to live in it myself.

Hopefully, there will be a significant capital appreciation within a 7 year window.

Any advise on where I can consider?
