I am really interested in this estate, however i noted the last few transaction went from 1.8m all the way now to 2.5m in just 4 years!
Currently holding an EC probably selling north of 1.4m, i wonder if is it a good time? I feel the recent selling price, seller just trying luck to push maximum gain and not really serious seller. Those who bought early probably looking more than 1.5m gain.. "-.-

Hi William,

The demand for landed homes with large liveable space has been on the rise as a result of Covid-19 and even after the lifting of social distancing measures and work arrangements, the demand for space has not waned. With conventional landed homes prices breaking the roof ($1m gain over 1-2 years period), many buyers have turned their attention to strata landed homes instead, therefore also resulting in growth in price. In fact I doubt that prices will fall anytime soon or I'd say that it is quite unlikely that prices will fall. Even for strata landed homes further north in Sembawang area, we have also seen healthy transactions volume and price increase.

Given that you are also a seller, if you are aware that your unit is in high demand, will you plan to sell low? Without a doubt, early movers for landed homes are sitting on handsome returns now but we can say that they have taken their opportunities back then in order to be able to enjoy the great returns in current market.

Whether you should enter the market now or not will really depends on what your priorities are. If space is something you require as well as the location in the north that you are looking at over the potential profits you stand to gain from eventual sale, then go for it (you may still be making a profit from eventual sale but may not be the best of returns).

Good morning William,

Property prices in Singapore are usually on a gradually increment. Current peak is always higher than the previous peak.

Price quantum tends to increase due to unit's size. I sold my 2 beds EC and moved into a 3 beds condo in 2021. Even though as of today, my previous 2 beds EC increased by $80k in estimated valuation but my 3 beds condo's paper gain is approximately $300k. My client who bought a bigger unit's paper gain is around $600k when we discussed over chinese new year.

It's almost impossible to time the market. Probably we can discuss and explore your options to see what's best for you and family.

Is The Shaughnessy the best future home? Have you evaluated other similar condos? The best thing to do is to engage your own agent and work closely with him to find the best there is for your family. Good morning William,

The Shaughnessy offers quite spacious living, communal spaces and facilities which is getting harder to come by in land scarce Singapore. The area is also developing further out with more new BTOs, which provides a good pool of HDB upgraders for resale demand should you decide to sell next time. There has also been talks of a possible future MRT line that cuts through Simpang area, but that is uncertain and probably 15 years down the road. The only downside for this development is the balance lease when you are selling and the older design facade, and lesser chance of enbloc due to its lower plot ratio, proximity to seletar airport and ample land in yishun for development. At 2.5mil, you could be buying the shaughnessy at close to its peak as the lease balance is only 77 years as of today. If and when you choose to exit, I believe its at least 10 to 15 years down the road which you could be looking at 60+ years of balance lease. It may be challenging to sell higher by then. If its purely for own stay consumption till your golden years, it looks a better prospect as you need not factor in the investment angle. Its also difficult to find such spacious built-up living area 3000+ sqft at such a price point with current market sentiment, especially with typical freehold terraces already running up beyond $3mil. Hence a lot depends on your priority at the moment.

I can totally understand what you meant. Just over a year ago, I transacted a unit in Shaughnessy at only $1.8xm, which was a record price then. Subsequently, the prices shot up within a few months! That was how how the market was then!

As for your point, I would like to highlight to you that all Sellers are looking to sell at the best possible price. I cannot find a Seller today who's looking to sell below what their neighbor has transacted for a similar unit. If you can see this point, it would be much easier for you to make this upgrade.

Whether or not it's a good time or not, depends largely on how ready are you to make this move. Personally, I just made my move to upgrade to a bigger property. In fact, the legal completion for my current property is tomorrow, and I'm going to complete my purchase for my next property next month.

The demand for cluster housing has increased as buyers are looking at bigger space to upgrade to and also freehold landed prices are becoming unaffordable for many buyers and therefore cluster house has become a sweet spot.

With the high interest rates and fall in transaction volume, there will be more sellers who will turn realistic due to the market sentiments. If you are looking to upgrade from your current EC, this will be a good opportunity as once buyers are used to the current interest rates, the buying frenzy will likely return.

Hi William,

1) All time is a good time if you have a need for it.
2) All sellers want to sell at the highest price as high as possible, and all buyers want to buy at the lowest price as low as possible.
3) Both parties are in the opposite direction and thus you will have to ask yourself how bad your need is.
4) I would suggest you review your needs against your wants to determine whether now is a good time for you to make a change.
5) Property prices in Singapore will constantly be moving. The govt will assure this to ensure that our property is in a good shape.
6) Unless we encountered a serious situation that even the govt does not have control over it.
7) You may see the property price index does fall in 1998 and 2008 which were influenced by the global economic situation where the govt could not contain our market from being affected.
8) Do be warned that the govt now has more than 10 cooling measures to slow down the property price from being inflated. So this time round if a world crisis comes in they will relax these measures to keep the property price stable.
9) In your case, you are selling at a high price and buying at a high price for your own stay, the difference will be minimal even when you make the change when the property price does fall.
