I am planning to buy a private property with my wife. I have a HDB (co-own with my mother) and my wife is a foreigner.

If I transfer my HDB to my mother, am I eligible for the ABSD remission?

Hi,

You can do a transfer of ownership to your mum but she needs to return the CPF utilized + accrued interest you have utilized for the current HDB property. She must also be eligible and financially equipped to keep the HDB flat on her own name.

Hi Sir
You can transfer the HDB to your mom on the condition your mom refund you back the principal plus accrued interest on the CPF portion you use to finance the flat if you use any. The refund can be made through CPF OA subject to CPF board restrictions, cash or housing loan if your mom is eligible. You are eligible for full ABSD remmission if you made the transfer of ownership of your current HDB successfully or you sell your current HDB co-owned with your mom. This approach is possible. You may approach the HDB branch office for assistance. However, your mum will need to take over the loan (if any) and also return you the CPF that you have used so far for the house.

While the plan of transferring of the HDB to your mother is doable, it always best to seek a confirmation with HDB on this.
In the event they allow the transfer, your mother will need to take over the outstanding loan of the HDB as well as return your CPF plus accrued interest .

Yes it is possible.

Do take note that upon the transfer of the HDB flat to your Mother, she will have to refund the CPF that you had utilised towards the flat, plus accrued interest. If there is an outstanding loan, she must also be able to support the loan based on her MSR (age and income).

Dear sir/mdm,

All transfer or part sale cases are subjected to approval by HDB on a case to case basis. As my fellow professionals have indicated, in the event that the transfer or part sale is approved, your mum will be required to refund you whatever amount of CPF you have utilised plus accrued interest, and where applicable, be eligible to secure the home loan required to pay off the outstanding loan.

In the event that you are open to the option of selling the current place, and use the proceeds of sale for your mum to secure a smaller HDB while you go for the private option, this can be workable too. We can discuss more about what are the possible options moving forward through financial analysis before you embark on the process.
