I am looking at properties in D11. Most of the properties in the area are freehold but I happen to like Amaryllis Ville which is 99yr leasehold. Will this casue the property to under-perform in terms of capital appreciation? Also, will this lower the chance of getting en-bloc?

Hi Stuart,

Prices of leasehold and freehold property of similar area and layout/build will be quite similar during a property boom. However, freehold properties will be able to hold their prices better during the crisis.

Regarding enbloc, developers will have to do extra steps to get the leasehold property "topped up". And there will be more charges involved. Chance of enbloc will have to depend on the owners asking as well the competition you have in the area.

Amaryllis Ville is one of the rare projects in District 11 which has a big land size, with full condo facilities and yet with fast access to either Novena or Newton MRT.

If you look at the 99 yr projects in D7, 8 or even in the mass market area, you will notice that the psf transacted are around $1300 - $1600psf already. And Amaryllis is in D11 with offices (if you intend to rent out) & elite schools nearby.

99yr projects' price will still rise in good times and also have a chance to get enbloc (eg ex Farrer court).
