I am interested on Normanton park unit. This is solely for investment and capital appreciation.
The two units being compared is 2BR-Sa-PH (2 bed rooms with 1 study room) vs 3BR-Cd-PH. Both are high floor, pent house, similar facing, quiet corner. Space difference is 100 sqft and price difference is $145k for the 3 bedder. From unit price psf perspective, the 3 bedder is $1767/psf. The 2 bedder with 1 study is $1831/psf. Is it really worth to pay an extra $145k for 100 sqft more for the 3 bedder? Which has better capital appreciation prospects?

Good morning,

Just my 2 cents opinion. I have looked at the layouts you are referring to, and I think it is worthwhile to go for the 3 bedder because the buyer pool you can sell to will open up to families of 4 (couple with 2 kids / couple with parent and kid) configurations. This is especially for families who want to be "fair" to their kids in that each kid has their own room and equal in size, and especially more for those with 1 boy and 1 girl who is unlikely to share rooms.

For the 2+study, its more targeted at families of 3 or couples, who usually have a slight relatively lower budget.

I would think based on this reason, the 3bed compact buyer pool and tenant pool opens up to more groups and has a better possibility to attain higher rentals and capital appreciation. This is based on my experience working with clients picking units at new launches, and how the rentals have turned out.

Hi Sir/Mdm,

In my humble opinion, if you are buying for pure investment and capital appreciation, it is better to buy a normal unit as compared to a PH. This is because there is a smaller pool of potential tenants and buyers for a penthouse unit. The premium that you pay in price for a PH unit will also lower your ROI because you are likely to get a disproportionate premium in rental and sale price.

Between the 2 options, 3 bedroom is a better option because a proper bedroom is definitely more functional as compared to a study room.

Good afternoon!

I am assisting a client to do a similar analysis for Normanton Park too.

In my opinion, a 3 bedroom will definitely open up a wider pool of buyers (who have higher budget) for you in the future vs a 2 bedroom+study.

Also another thing to note is that a "typical" unit configuration would usually be better than a penthouse unit. You will be paying a premium for a penthouse unit which will affect your ROI. Moreover, not everyone appreciates a penthouse unit so this will reduce your buyer pool vs having a much large buyer pool for a typical unit.

So my advise would be to go for a typical 3 bedroom unit. You could go for a very high floor, even 1 level below the penthouse. This will help you get the best ROI for your investment property.

Hi,

I believe you're comparing #24-60 and #24-51.

In my opinion, it is not advisable to purchase a penthouse unit for investment purpose. This is because, for #24-60, you're paying $88,000 more than #23-60, just for that extra "air space". No doubt, on paper your floor size is 980sqft. But in actual fact, it's only 850sqft with 130sqft of "air space". In my opinion, it's not worth paying such a premium price for investment purpose.

Likewise, for #24-51, with a quantum of $1.921m, I wonder what is your targeted exit price?

Personally, if you have a budget of about $2m, I think there are better buys in today's market.
