There is no restriction imposed on buying private condominium.

one thing to take note is the ABSD (additional buyer stamp duty) on top of the BSD (buyer stamp duty)

BSD : calculation will depend on your property value, estimated 3%.

ABSD : 15% of the property value.

Singapore does not tax on capital appreciation. but there will be Seller Stamp Duty if sold within 3 years of purchasing.
(1st year : 12% / 2nd year 8% / 3rd year 4%) no SSD applies after.

Only Rule to Highlight is Need to Pay Additional Buyers Stamp Duty which is 15% in addition to Normal Stamp Duty.

Other than the above rule, There are many other things to consider to avoid the REGRET after buying the condo such as size, location, price, discounts, valuation, view, amenities, en-bloc potential, new launch or resell condo, resale, renting potential in your absence from Singapore, Sellers Stamp Duty When Selling, Financing, downpayment, due diligence, etc., etc.,
