I am a divorcee (no children) seeking to seek a passive income for my retirement via a 2nd property. Currently have a fully paid private property that is co-owned. What would be the best route to go for. Am I still able to get the single scheme grant?

Hi,

If you wish to keep the private property ownership, the 2nd property would have to be a private property as well. Otherwise, getting a resale HDB means you are required to sell away the current private property.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

You are not eligible for any Grants as you are a private property owner. In order to own a second property, you will need to purchase another private property, because you will be required to dispose off your private property should you purchase a HDB flat. Do take note that ABSD applies.

Hi,

1) You may consider private property as your 2nd property.

2) If you intend to buy resale HDB, you will have to let go of your share in current private property within 6 months upon key collection of the purchase.

3) If you wish to get the single grant there are 2 things to note:
(a) You must not own or bought BTO/SBF before.
(b) You are only eligible after dispose of your private property for 30 months.

Dear Sir/Mdm,

Since you already own a private property, you will not be able to purchase a HDB since buying a HDB will require you to sell your private property and will not be able to fulfill your objectives of generating a passive income.

You may instead want to consider getting a 2nd private property instead. Alternatively, you may also consider getting a commercial or industrial property instead as their rental returns are generally higher as compared to residential properties and you will not need to pay any Additional Buyer Stamp Duties for a 2nd property.
