Is it a private property or HDB? How much outstanding loan is there? Are you currently working? Is your son also working? It is not about adding someone younger to extend the tenure as it is based on income weighted average age.

Hi Gretel,

1) It is true that adding a younger age owner could have an effect on the loan tenure.
2) But note that the younger owner must at least earn near or more than the existing older owner to achieve the result.
3) If yours is an HDB flat, I would recommend you approach your HDB branch office. They shall be able to advise in your part-share selling.
4) Please ask your son to apply for HFE to see how much loan he could get with his current income before approaching the HDB branch office.
5) If yours is a private residential property. I would recommend your son approach a bank to get an IPA before approaching a conveyance lawyer to process the part-share selling.

Hello!

Firstly, I would recommend that you and your son contact a banker (I would be able to know the banks offering best real time interest rates for your situation) to determine how much loan you guys are able to get for the existing flat, based on a calculation called income weighted average age.

Secondly, once it is determined that you are able to extend this tenure, then we have to contact HDB to further advice on how you are able to add your son's into the property to extend tenure.
