If you have fulfilled the Minimum Occupation Period (MOP) of 5 years for your EC, you may proceed to buy a condominium. However, you will be subjected to an Additional Buyer's Stamp Duty (ABSD) rate of 12% if you are a Singapore citizen. The maximum loan depends if you are currently servicing your housing loan. If you are, then your Loan-To-Value (LTV) is 45% or 25% (if your loan tenure exceeds 30 years or the loan period extends beyond your age of 65 years). The minimum cash downpayment is 25%. You will also be subjected to the Total Debt Service Ratio (TDSR).
