How can a couple with no outstanding hdb loan start investing properties in Singapore. What is the minimum amount in cash and/or CPF we need to have to begin with? (based on average transaction)

Briefly, for loan up to 80% of purchase price for your investment property, cash needed will be 20%. Of which:
15% payable by CPF
5% Cash

Good morning Elaine,

Great to hear from you!

If you have no outstanding housing loan, you will be able to loan up to 80% bank loan (still subject to TDSR) for your second property purchase. Thus 20% downpayment will be 5% cash and 15% CPF/ cash downpayment.

Other costs will be:
1) estimated 3% buyer's stamp duty
2) 7% additional buyer's stamp duty as Singaporean
3) misc fees like legal fees, valuation fee, stamp duty for mortgage etc.

You will need around 30% of purchase price as initial outlay of your second property purchase. You will need around $240k in CPF/ cash for a $800k property purchase.

But do take note that you have to keep a minimum sum of $77.5k each in your CPF OA + SA if you have utilised CPF OA funds in your current property.

Dear Elaine,

If you are seriously considering to invest in a 2nd property in Singapore due to the current low pricing and expect rental returns to be attractive, I would say give it another thought and recollect your data because like transaction prices for sales and purchase, rental prices have been hit badly by the available supply of properties for rent in the market. If indeed investments is what you are looking at, you may wish to look offshore which gives you sound exit strategies and guaranteed rental returns for solutions. I do have several options for your considerations if you are keen.
