Your $75k CPF OA funds will be enough to pay the 15% CPF downpayment and estimated 3% BSD. But how much cash do you have on hand? This amount will be needed to pay 5% cash downpayment and 5% ABSD which will be around $30k and this cash outlay doesn't include private legal fees, stamp for mortgage, 1% agent commission, valuation fee, resale HDB submission etc. Hope my explanation helps. However, you need to have 5% of the purchase price in cash as required under the MAS rulings. You can comfortable afford a house below $320-$330k based on your current CPF.
