Good morning,

you guys are eligible to purchase a resale HDB under pubic scheme if both of you are SPR for at least 3 years.

But with a single income, obtaining a substantial loan of up to 75% of $400k ($300k) is very tough. If you are up to 40 years old, your loan is around $118k. Therefore you need to fork out the difference in cash or cpf.

The balance downpayment (25%) inclusive of stamp duty (estimated 3%) and 5% additional buyer's stamp duty will involve around $127k (you guys have around $75k cpf).

So the ability to buy a resale 4rm flat will depend how much cash will you want to fork out.
