Hi Jake,

It has to depend on the supply in the vicinity as well as how unique the unit is. In the midst of this "downturn", I used to have 2 units of 4rm flat in a block near Buangkok MRT. One unit manage to secure $40k COV but owner refuses to budge while the other unit sold for $45k COV. The 1st unit unfortunately is still in the market for sale. Both units are only 5years old and 1minute away from the MRT Station. On the other hand, in a unit at Toa Payoh, my buyer pays $80k COV to purchase a 5rm flat in its original state requiring full renovations.

As long as your unit fits into a buyer's requirements and the buyer has special attachment to it, you are still likely to achieve better than expected results in comparison to the current market trend. If you require any form of assistance, do not hesitate to contact me further.

As per the sales transaction data in Yr 2013 to-date, the COV for a 5 room unit at Jurong West Avenue 3 ranges from $12K to $30K,

Yes, as per reported in news, HDB resale price and COV have been declining and currently, 5 room units with $0 COV could be found in Jurong West estate.
