Let me give my honest opinion on investing in such properties.

When investing in Commercial properties, think about who your tenants is going to be, and will they rent the place that you're going to purchase?

Be extra cautious if you are looking a brand new launches. If you are a business owner today, will you rent a place where the development just TOP where the crowd is not in yet? Will you be willing to be the "commando" to jump in and rent a unit there for your business?

I personally have seen real life scenarios where owners of brand new commercial properties, unable to find a tenant until 2 years after they gotten TOP. Are you able to take such risks?

Also, the location that you mentioned, Medini. How familiar are you with that location? How confident are you that business will prosper there? Also the demand vs supply in the area, will demand exceeds supply or will it be oversupply? All these you have to take into consideration before you sign on the dotted line.
