Hi, we are owners of a 4-room (Simplified) unit in Simei, north-south facing and currently renting out the flat. Our long-term tenant moving to Sydney for work end this month and we are wondering whether to con't renting out or to sell. What is the current rental market and approx valuation if I were to sell? What is your advise?

Hi Sera,

Current market rental for 4RM flat in Simei is in the range of $2700 to $3100 depending on furnishing options while for estimated valuation, I will need to know which part of Simei do you stay in.

While the decision to rent or to cash out from your HDB flat, you will need some considerations.

Rental is a good passive income and there are always tenants looking for HDB units thus there wont be much issue if you decide to go ahead with this.

Cashing out will be good alternative if you feel that there is a need to retrieve a lump sum to reinvest the amount in some where else, be it in other property, stocks etc.

Give it a good thought.
