Hi,
We are looking to rent a condo/ apartment unit in the East.

1. In terms of monthly management fees for condo, who would need to pay? Tenant or Landlord?
2. For furnished option, are the furniture new or? What are the actions to be taken if the furniture get spoiled during the lease?
3. If we are intending to move in around end Jan 2018, when would be a good time to start searching for the unit?
4. What is the current average rental lease period?
5. What is the fees involved to secure a unit?

Hi, the answer will be as follow :

1) landlord is the one paying for the management fee.
2) it really depends. If you view a unit whereby the previous tenant just left, then obviously the furniture will not be new.
3) 2 months before will be just nice.
4) most landlord would only prefer a minimum of 1 year lease.
5) advance rental, security deposit, agent commission and stamp duty being paid to IRAS.

Dear Sir/Mdm,

I hope these answers can help to clarify your doubts!

1. Landlord will be paying for the maintenance fees and the property tax. Tenant will only be responsible for the utility bill and internet/cable that you have subscribed to.

2. It will depend on the unit. Some units in newer development will have new furniture whereas some will be old furniture. You can bring your own furniture if you have or can request for new furniture from the landlord.

3. You may want to start in Nov 2017.

4. Lease period can be 1 or 2 years or can be longer as well. Basically, the longer the lease, the more bargaining power you have when it comes to rental negotiation.

5. You will need to prepare the security deposit (1 month rental for 1 year lease), the 1st month rental, the stamp duty payable to IRAS and the agent's commission!
