Hi,
In the last 12 months, there has been only two transaction in blk 617. One in Jan 2023 and it was sold for 485k. The other was in July 2023 and that went for 453k. Both were from lower floors.

The market valuation is derived on a number of factors. They are often based on renovation done, level, condition of house and also recent transactions done around that area. So, it is very subjective.
