Hi there,

I signed a 1 year lease (Apr 16 - Mar 17).
My employment will be ending sooner than expected (31Oct) and i will be leaving Singapore thereafter.

there is obviously no ext clause, but there is also no reimbursement clause.

what is the best way to go about it? i am finding negotiating with the landlord's agent infuriating as it all requires costs.

i think 3 months notice is long enough to find another tenant.

Contractually since there is no exit clause, you have to be prepared to pay up the entire sum of rental amount even if you do not consume the rental physically, if landlord does not exercise any form of goodwill for you to seek replacement tenant at your own costs or allow you to leave prematurely.

We understand that the situation has changed with regards to your employment, but in landlord's perspective, why should landlord be held liable for this change of situation if in first place it was not managed when you put in the offer to rent the premises.

I have handled units where tenants can be found within a week but there are also units where tenants could not be secured for many months. I would advise you to speak to the landlord or the appointed salesperson to allow you to seek a replacement tenant on your own at your own costs in order to move this forward.

No worries, I advise you to move on, even the landlord able to find an replacement for you. You still need to pay the early termination fee and landlord agent commission as you break the tenancy agreement with no exit clause.

Hi friend,

It appears that you do not have an agent of your own.
You were a DIRECT client to the Landlord's agent. He has to look after the interests the Landlord and not you.

this is the DOwnside to renting on your own without an agent to represent you.

What i can suggest is that you speak with the LL and appeal to him to allow you to find a Replacement tenant for the remaining terms, or longer .
