Hi Property guru, I live in Overseas. I bought a private property last year. My agent gave my property to a tenant on 12 months of contract. I gave 1/2 month of rent to my agent as commission. After first month of tenancy my tenant stopped paying rent. When i insisted through agent, the tenant left the property without officially breaking the tenancy agreement. We were left with the mess created by tenant in the property. I hired somebody to clean the whole property. My agent is saying he had nothing to with the tenant so he coludn't do/help much to me. No he is saying he will look for another tenant. If he find another tenant I need to give the commission again for the fresh tenancy agreement. I am feeling like I am cheated. I lost the rent, commission, cleaning charges, etc.
Can any body guide/help me what i should do? Shall I keep quite as Singapore is like this?

Hi Mr Ram, you can always negotiate with your agent further on the fee as you have already suffered some losses on your part. Pls bear in mind that for commission wise, there is no fixed system and it is always negotiable between the 2 parties. I wish you luck.

Hi Ram,

I am truly sorry to hear of this situation, however, it is out of any of our control for tenant's non-observance to the tenancy terms and conditions and leaves the property. It is in this reason why there was a security deposit involved when going into the rental agreement so as to minimise the consequential costs for reinstating the conditions of property thereafter.

What you may probably do with this bad experience could be engage a different salesperson to work on your property for rent instead of the last one if you are scarred by the bad experience.
