Hi my wife and I did a OTP on a unit and applied for bank loan but the letter of approval won't be ready within the 3 weeks. Is it possible to exercise without the letter of approval first?

Hi,

1) This is one of the problems buyers usually faced.
2) If you had engaged an agent, the agent would have already arranged for an IPA process before you offer for an OTP>
3) Usually can receive a Letter Of Offer (LOO) around 7 working days.
4) In your situation, you have to push your banker to work hard on this, remind them you have less than 21-X (X is the number of days used up to receive valuation value) days before OTP expires.
5) Your date of exercising must be later than your LOO issue date.
6) Failure to do so, the OTP is void.

Hi,

I would not suggest that and it is advisable to exercise OTP only when your LO has been approved. In the event that you go ahead to exercise it and at the same time failed to get any approval from your bank, you could be sued by the seller.
