Hi, My husband & I are singapore PR. We own a fully paid hdb unit for 15yrs. 1) What if I lost my PR, We need to sell away the unit? 2) With the hdb unit on hand, can we buy a private residential property/condo unit?

Hi Ziyu,

Yes, you can buy private condo and still keep your HDB, since you have already stayed for 15 yrs, and believe you have fulfilled the MOP.

On recent new rules, as you are PR, your Stamp Duty when you buy the condo would be (6%-$5,400).

Afternoon Ziyu,

Under eligibility scheme, if you purchase the unit under open scheme, with both being PR, losing that right would result in the need to sell off your current holding unit. If you purchase it with SC spouse or currently having SC or PR children, that might be another possible alternative out.
Being PR and fulfilling the MOP, you are eligible to purchase private property, without selling your current HDB unit.

Hi Ziyu,

By default, if you lose your PR status, you need to observe the timeline given to sell your HDB since HDB is public housing for citizens and PR.You'll need to find out in details with HDB what are the regulations for that.

As for private housing, you are eligible to purchase since you have met your MOP and as JA Goh has mentioned, you'll need to take note of the ABSD as it'll be your 2nd property. In addition,if you're still servicing your HDB housing loan, you'll only be eligible to loan up to maximum 60% for your private property. Alternatively,you may wish to consider selling your HDB to purchase a private housing?
