The current HDb market is still good. The estimated valuation for your unit is around $400k to $415k, with COV asking of $30k to $45k. The difference is dependent on your unit's facing, level, condition and size.

Hi Ever,

There has never been a best or worst time to sell. It all boils down to whether current prices are acceptable if you sell. Not forgetting, if you sell high, you are likely required to buy high as well, unless you already have an alternate accomodationin place, there again, I'd prefer you to rent out as you'll get a very good rental yield. Anyway, it all boils down to your requirements.

I've recently sold a 4S in nearby Tampines at a pretty good price by the unit's standard therefore if you feel that I can assist you, do give me a call when you have decided to sell or rent.

Hi Ever,

There is no best time to sell. What is the reason that you want to sell? If you thinking to sell to get the profit and then buy again, it makes no sense, remember sell high buy high. However, you need to sell due to other reasons, HDB price are at the peak, good time to sell.

The average transacted price for a 4S at Simei now is between $400k to $430k, you may want to take this as a guide.
