Hi, I'm looking of getting a 2 bed room unit at City Square Residence.

1) How much rental would we be able to receive for it?

2) Currently market is softening and average about 800psf. Would the price drop further in view of the current financial turmoil and as it approaches TOP? Would 700psf be possible anytime till its TOP?

Hi Anne,

The usual case for a newly TOP project is that people will pay a slight premium for it since you have just gotten the keys when it is brand new.

1) We could just work backwards with assuming the smallest 2 bedroom unit Type B1 (840sqft)

Priced at 800psf (your average assumption) * 840sqft = $672,000

Average rental assuming it's 4% base on the above mentioned price = $2,240 per month

It's just a rough gauge for your rental since there's no available units for comparative when it hasn't TOP.

On the other hand it really depends on variables such as the height, the facing, the furnishings. The usual stuffs which an agent could pin point and enhance your rental price that you can fetch.

2) The mixed reaction of the market with its current turmoil might pull the price further down before TOP. Most of the time it really depends on supply and demand to determine the drop, but at this stage, I would say there're chances that the price could drop further; a happy buyer's world! :)
