Hi. I'm a Singaporean and my husband is a PR. We own a HDB flat and plan to buy a condo unit. Can the property be in my name so as to avoid the additional stamp duty for PR, but my husband will finance the loan. Can this be done?

Afternoon Irene,

Under the current ruling, the person who finance the loan will also be required to be the co-owner of the unit. As per your enquiry, I would assume that you are looking at selling your HDB unit and buying the private property. Since Singapore citizen is also required to pay 7% ABSD for their second property in holding.

Hi Irene,

You have to purchase under your husband's name as well in order for him to assist in the mortgage financing.

If you are keeping your HDB and plans to purchase second property, it will be 7% ABSD under your name and 10% ABSD if your husband's name is included.

Unless you have plans to sell off your HDB within 6 months after condo purchase, ABSD will be refunded to you as the condo will be treated as your first matrimonial home.

It is quite unlikely in your case...If your husband is financing the loan, then he got to be a co-owner and thus the ABSD will be 10 + 3%.

Hi Irene,

Under current MAS ruling, this cannot be done. However, If you put the private property under 2 person's name ( you and your husband) and you decide to sell your first property, you can apply for remission. (refund of stamp duty, 7%)
